Our agency charges the buyer a commission of 3% on the purchase price of the property. The fee of 3% includes carrying out all negotiations, presence at the notary at the final sale, and handling any situations that might occur during the purchase.

If you are not present at the final sale, we can act as your representatives and transfer the ownership to you.

We advertise rental property on our website and on Bulgarian and international rental websites. On signing a rental contract and finding a tenant we charge half a monthly rent from landlord/tenant. The fee includes drawing a rental contract.

Property viewings are performed with a large comfortable air-conditioned car.

We offer airport pick up from all airports in Bulgaria – Sofia, Varna, Burgas and Plovdiv. The price of 150 EUR is valid for up to 3 people, one way.

Note: EU citizens do not need a company to own property and land in Bulgaria!

At present non-EU citizens can own buildings but not land in Bulgaria. Non-EU citizens can only own land by registering a company in Bulgaria, which then acquires legal ownership of the land. Most often the company is set as a Limited Liability Company (Ltd).
We can prepare the necessary documentation and register a company in your name in Bulgaria for 300 EUR. This fee includes all state fees, translation of documents, notary taxes, company stamp.

All the information required for the company registration is: passport details and address of the shareholder(s), company name and an address in Bulgaria where the company will registered. For initial company address our clients can use VT Bulgaria’s office address, but as soon as the company is formed and has acquired a property, we require for the company address to be moved to the address of the property.

After the property is transferred to the new owner and a notarial deed is received, the utility bills /electricity, water, gas, telephone, Internet, etc./ have to be transferred to the name of the new owner. This requires submitting applications to the relevant institutions /Energo-Pro, Water Company, etc./ at the relevant office for the area where the property is located.

VT Bulgaria’s fee for performing this service is 100 EUR per property. Power of attorney for representation at Energo-Pro, Water Company, etc. from the client  is required.

Companies, which have submitted a non-activity declaration to the Commercial Register, and haven't performed activity since, DO NOT submit annual accounts or any other documents for the relevant year.

Companies, which have activity (sale of purchase of property, vehicle, etc.), must perform annual accountancy by the end of June the following year (VT Bulgaria's fee - 150 EUR per year)

Please note that we are not an accountancy firm, we offer this service as an intermediary for the accountant who we have contracted. Operating companies must perform monthly accountancy which is different than the yearly accountancy for companies which only have 1 or 2 sales or purchases. 

Please note that the annual accountancy fee differs from the annual property tax and waste collection fees.

This scheme is very flexible and allows the owner to choose the most appropriate type of insurance for their needs. For example if your house has no contents, you will only need insurance of the building itself against natural disasters.

Theft insurance is arranged additionally upon request of the owner. The price of the theft insurance depends on the value of the items in the property and is calculated as a percentage /approximately 1-2%/ of this value.

Car insurance comprises two items:

-          Third party liability – an obligatory insurance for all vehicles, valid only on the territory of Bulgaria.

-          Full comprehensive liability – international insurance which, unlike the insurance in the UK, does not include third party liability. Price varies depending on the value of the car.

These rates are higher for trucks, buses and trailers.

We can also assist with organizing: insurance of industrial properties, shops, offices, electronic equipment, liability insurance, travel and health insurance and other.

The service of organizing any insurance is FREE OF CHARGE.

VT Bulgaria provides help in applying and obtaining residence permits.

Note: The fee of 50 EUR is VT Bulgaria’s fee for advice, preparing necessary papers, translation, filling in forms. It applies for EU citizens only, clients of VT Bulgaria, and does not include any bank, notary, administrative fees for obtaining the Residence card. The additional fees are:

-  bank fee for official letter /depending on the bank/: from 10 EUR 

-  notary fee for notarizing declaration: 10 EUR 

-  administrative fees for Residency card  - 10 EUR / 19,96 lv; plastic card with photo - 20 EUR 

There are two types of residence permit issued to foreigners moving to Bulgaria:

• Long-Term Residence Permit /temporary residence/ (Продължително пребиваване): Issued for five years to EU citizens and for one year to non-EU citizens
• Permanent Residence Permit (Постоянно пребиваване): Issued for an indefinite period of time by the National Migration Directorate and its local branches

Applications for a long-term residence permit must be made within 90 days of arrival in Bulgaria. The following documents are required:

• Copy of Passport (if the passport expires before the end of the five year period, the residence permit will only be valid until that date)
• Copy of Property title deeds or rental contract as proof of address
• Copy of Company registration document or work contract (if applicable)
• Copy of Health insurance from the former EU country of residence (if the health card expires before the end of the five year period, the residence permit will only be valid until that date) – if you are not an owner of EU health card, you can buy health insurance at approx. 100 EUR per year
• Proof of financial means if without employment (official letter from a bank, stating the applicant has sufficient funds to reside in Bulgaria)
• Notarized declaration (we prepare and translate this for you)
• Application form (we fill in this form for you)

Permanent residence permits are issued by the Bulgarian Ministry of Interior. 

After five years uninterrupted residency in Bulgaria, an application can be made for permanent residence. This entitles the person to the same rights as a Bulgarian citizen, except the right to vote.

Foreign nationals who have been married to a Bulgarian citizen or to a foreigner with permanent residence in Bulgaria for five years may also apply for permanent residence.

Applications for a Permanent Residence Permit must be done not later than 60 days prior to the expiry of the duration of the Long-Term Residence Permit. The permit is issued within two months after submission of the documents.
